1. Track and Physical Inspection

  • Clear the Track: Sweep the track regularly to remove sand, leaves, and debris. Obstructions force the motor to work harder, which can lead to premature failure.
  • Check Wheels and Rollers: Inspect for signs of flat spots or seizing. If the gate doesn’t slide smoothly when in manual mode, your motor will be under constant strain.
  • Drainage: Ensure there is no water build-up around the motor base. Use retaining walls if necessary to prevent soil from washing onto the track.

2. Lubrication Best Practices

  • Hinges and Rollers: Apply a silicone spray or dry lubricant twice a year to hinges (swing gates) and guide rollers (sliding gates).
  • What to Avoid: Never grease the gate rack or the motor’s external drive pinion. Grease attracts dirt, creating a “grinding paste” that accelerates wear.
  • Internal Gearbox: Most modern motors have sealed gearboxes and do not require internal lubrication by the user.

3. Pest and Insect Control

  • The “Ant” Threat: Insects and lizards are a leading cause of circuit board failure. Their remains or webs can cause short circuits.
  • Prevention: Place mothballs or specialised insect poison inside the motor housing to deter pests. Ensure all cable entries are properly sealed.

4. Battery and Power Health

  • Voltage Checks: A healthy battery should hold roughly 12.5V to 13V. If it drops below 10.5V during operation, it likely needs replacement.
  • Replacement Cycle: Gate batteries typically last 2 to 3 years. In areas with frequent load shedding or power outages, this lifespan may be shorter.
  • Terminals: Check for corrosion on battery terminals and clean them with a wire brush if necessary.

5. Safety and Security Testing

  • Safety Beams: Wipe down the lenses of your infrared beams to ensure they aren’t blocked by dirt or spiderwebs.
  • Auto-Reverse: Test the “crush protection” monthly by placing a wooden block in the gate’s path; the gate should stop and reverse upon contact.
  • Theft Protection: Ensure your theft-resistant cage is secure, and the padlock is functional.
